Description

During COVID 19 some additional items to note before booking. We do ask for your continued patience and participation during this incredibly difficult time and look forward to providing you a safe and clean space to enjoy while following some new procedures, which we understand can be an inconvenience to you.
*Before entrance to property check-in and check-out*
  1. Only 2 adults and property manager may enter the property to conduct check-in or check-out.
  2. Prior to entrance into the property. All Occupants must submit to NON-TOUCH forehead thermometer reading, wear a face mask covering nose/mouth, and hands must be sterilized with hand sanitizer. Occupants to supply their own sanitizer and masks. The property manager will supply a NON TOUCH thermometer.
  3. Any Occupant who has a temperature of 99* or lower may enter and occupy per the terms of your Vacation Rental Agreement. Any Occupant who shows signs of COVID 19 or has a temperature may not occupy the property or enter the property. No exceptions!
  4. Refusal to comply with thermometer reading, wearing of face masks covering nose/mouth, and sanitizing hands will automatically void entrance to property, and Property Owner may VOID your Vacation Rental Agreement and refuse entry and occupancy of the property.
  5. All Occupants should monitor their health and temperature(s) before coming to Vacation Rental to ensure the safety of others and ensure Occupancy.
*Cleaning Kitchen, Bathrooms and High Touch Surfaces*
All glassware, kitchenware, cookware, silverware, china, and all high touch surfaces such as counters, doorknobs, slider door handles and exterior furnishings will be cleaned with a product containing one of the following ingredients (alcohol, bleach, degreasing soap) depending on the surface.
*Cleaning of Bedding, Pillows & Fabric Couches*
All  Bedding, Pillows & Fabric Couches be sprayed with antibacterial spray a minimum of 24 hours prior to your occupancy.
*Cleaning Crew*
There will be a minimum 24 hour period between all Guest CHECK-OUTS and cleaning services and a minimum 24 hour period between any cleaning service and any new Guest CHECK-INS.
*Guest Stay Requirements*
Due to CV19 we are unable to maintain mid-stage cleans and as a result of new procedures we are now requiring all Occupants to the following during your stay and at check-out.
  1. Occupant(s) must empty all rubbish into trash receptacle daily to avoid insect infestation. 2 Recyclable waste bins are in pull out drawer. 1 composting bin located on the kitchen counter. Compost items are (coffee grounds, eggshells, any organic meats cooked or uncooked, plant items, and rinds).
  2. Occupant to maintain entire interior and exterior spaces keeping all areas clean. Underneath each bathroom and kitchen sink will be disinfectant spray for porcelain surfaces. The property owner will provide 1 fresh microfiber cloth for each day of your stay to wipe such areas.
  3. Vacuum and Swiffers are located in the garage on the hook. Please feel free to use it.
  4. At the time of check-out Occupants must clean all dishes, glasses, and cookware in the dishwasher using the sanitizing cycle and return all items back to their original places. (except cast iron cookware and steak or cooking knives)
  5. At the time of check-out Occupants must strip beds and pile sheets on top of the bed. Towels (if wet) must be hung up to dry to avoid mildewing.

House Rules :

1. No Parties, Events or Filming/Shoots allowed unless approved in writing by Property Owner and all requirements are submitted/approved in writing/separate and additional fees will apply.

2. No unauthorized guests without written pre-approval from Property Owner.

3.Booking Requirements – all Occupants: Color ID/Passport scans, must sign Waiver of Liability

4. Primary Occupant must sign Property Owners Vacation Rental Agreement with Property Disclosures .

5. Standard Check- In Time @ 4:00PM / Check- Out @ NOON / Early Check-In allowed if available free of charge.

6. Late Check-Outs subject to availability and must be approved in writing by Property Owners and you agree to the following fees: 12:30~5:00P – $186.00

7. All persons must be 25 years or older unless accompanied by an adult or legally authorized supervising adult.

8. Max Authorized Over-night Occupants = Two (2). TWO (2) DAYTIME GUEST ARE ALLOWED. FOUR (4) PERSONS TOTAL INCLUDING REGISTERED OVERNIGHT GUESTS REGARDLESS OF AGE MAY BE ON PROPERTY ONLY WITH PROPERTY OWNER APPROVAL IN WRITING. Due to constraints of the plumbing system and neighbor/noise issues, people other than those in the Vacation Rental Agreement may not enter the property without written authorization from Property Owner.

9. East Village Pied A Terre is not suitable for small children or unsupervised young adventurers. Our apartment is not kid safe and balcony poses many dangers. No minor children are allowed on the property without adult supervision at ALL times. Children are not allowed in/on elevator, stairwells, halls, balcony without constant adult supervision.

10. East Village Pied A Terre is privately owned. Occupants/Guests/Licensees personal property, including vehicles are not insured by Homeowner against loss or damage due to fire, theft, vandalism, rain, water, criminal negligent acts of others or any other cause. Homeowner does not insure against personal injury to occupant or guests due to any reason other than the condition of the premises. It is recommended that Guest carry or obtain traveler’s insurance to protect occupant, guests and personal property from any loss of damage. Guest agrees to indemnify, defend and hold harmless Homeowner from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to Guest, occupant’s guest or their personal property. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

11. Keep the property and all furnishings in good order. If you move any furniture, please move it back before leaving.

12. An inventory of all household items is conducted following each check-out and Guest will be charged for any missing items. Breakages, if reported, will be handled with a lot more forgiveness.

13. The apartment is on a public sewer system. Do not flush anything other than toilet paper. Please place all vegetable peels in the trash rather than the garbage disposal.

14. Electricity is not always as reliable as in other cities. There are occasional power outages. In the event of an extended power outage, call the Homeowner or emergency contact numbers provided in the information book. Homeowner is not responsible for power outages,failure of equipment or damage to Occupants or Occupants Licencees electrical devices.

15. Guests are to securely close and lock all doors and windows upon departure. Turn off coffee maker and appliances. Turn off HVAC. Check for running water and toilets.

16. The Guest’s Security Deposit is fully refundable if the house is left clean and undamaged. Refunds will be made within 14 days after check-out.

17. STORM/ ACTS Of GOD/ IN EVENT OF FORCE MAJEURE POLICY: No refunds can be given for any events including but not limited to: storms, acts of God, bad weather, power outages, streaming video content becomes unavailable, WIFI goes down or neighboring construction noise.

18. A. Mandatory midstay cleaning is required after every 14 days and each mid-stay cleaning costs $200. Airbnb does not calculate this fee automatically. We will send you the additional payment request to make this payment (number of cleanings required*$200) based on number of nights your have booked. B. Daily cleans are available and need to be requested in advance so we can coordinate with crew. daily cleans are $100.00 and will require a revised quote be sent for review/payment. C. Should the property be left in poor/excessively bad/dirty/soiled condition that requires cleaning crew to stay beyond their contracted 4 hour check out clean; an extra cleaning fee will be deducted from your Security Deposit at time of check out at a rate of $350.00 min with an additional $50.00 each additional or fraction of an hour after 1st 2.5 hours of overtime.

19. Minimum number of nights to be booked is 30 nights. We do not accept any bookings less than 30 nights NO EXCEPTIONS!

20. Guests must take rubbish down to basement and separate your waste between recyclables and waste

Daily cleans 100.00 can be scheduled in advance and will be added to revised billing should you decide.

* Special Cleaning (Min $350.00 with $50.00/hour after 1st 2.5 hours.) Required when we have to remove smoke, take extra time to un-soil the bedding & linens and when property is left in unusually dirty state. To be taken from Security Deposit

* No Parking on property: Street Parking. Owners not responsible for vehicle or contents

* Surveillance or recording devices on property: We use Ring outside the front door to monitor activity 24/7. Used for your safety and the security of the apartment.

This is an exceptional find in the heart of the East village. The place is fabulous and I would highly recommend. I stayed for an extended stay 3+ months as I moved to NYC. I chose this place over corporate housing as wanted somewhere that felt a little more homely and had some of the creature comforts I am used to. The place is great and attention to detail on everything is a welcomed touch with an extended stay. I had a lot of the home comforts I am used to and everything in the place is high quality and it is a very stylish environment. The team were truly exceptional in terms of service and response time . Everything was very professional and any questions or concerns were dealt with in an incredibly speedy way. I would highly recommend a stay here and as a result I will definitely be looking at potentially staying in other of their properties.

Great apartment in the heart of east village. The place itself is very clean and tastefully decorated (I loved the style). All the furniture, wall art and kitchen appliances are of high quality. The apartment has high ceilings and separate aircon in the living area as well as the bedroom. It also has a cute balcony which can comfortably sit three people - great place to enjoy a drink on a warm evening. The hosts were super responsive and quickly addressed any issues or queries. The access is gained through a phone app, but you are also met by Michael who will give you a physical key. The paperwork was a bit lengthy, but worth it for the quality of stay you are getting. Lots of nice places to eat around the area (try 'Post'for breakfast). Would stay again.

Very stylish Apartment with all the whistles and bells, one would ask for. Very cool neighbourhood, plenty of interesting places to explore. If you done exploring, just grab a bite to eat and relax on the apartments balcony and listen to the sounds of NYC. Will sure stay there again, when traveling to NYC.

Stayed for a week with my girlfriend...the apartment is extremely nice and clean with good security and a nice little balcony. The owners are very vigilant and on the ball.I enjoyed my time there.

The apartment is completely as advertised and is in excellent condition. The apartment is light, airy, stylish, upscale, trendy and comfortable. Building and apartment security is excellent. Property manager is close and very responsive. Making the reservation was easy and the owners did everything they said they would do. We have no complaints and are completely satisfied. We stayed in the apartment one month and it felt like a second home!

"The apartment was absolutely beautiful! My expectations were definitely exceeded and made me feel very comfortable. Management with Mayank was incredible - swift, prompt and professional at all times. One thing to expect from renting with Tim and Reuben - be ready to receive long contracts and lease agreements - very extensive. However, I respect such professionalism and dedication. In short, I am a very critical person and cannot find one issue I had at renting this place. Thanks again and will definitely rent again at some point. "

We had a great time staying at this wonderful apartment in NYC's East Village. The apartment was clean, secure and exactly as described in it's VRBO listing. The owner provided detailed service every step of the way and made our stay very convenient. Staying in the East Village allowed us to explore the charm of the neighborhood as well as easy access to Brooklyn, SoHo shopping and a short cab ride to Times Square. In four days we walked the Brooklyn Bridge, saw a Broadway play and took in a baseball game. There are endless restaurant options nearby and hundreds of unique stores and sites to take in. We had a wonderful stay in this apartment that felt like a home away from home.

The apartment is accurately represented in photos: clean, immaculate, newly furnished with great appliances. It's quiet especially compared to other places in the city. Comfortable and furniture (couch, bed). And the interior decorating is quite nice IMHO. Good taste gents! Apartment and building are safe and secure electronic locking doors. Elevator is a nice touch (no walkup with luggage or groceries). Reuben and his group are meticulous and the operation runs like a Swiss watch. Very impressive and reassuring. And they are accessible and friendly. My security deposit was promptly and completely refunded. LOCATION: there is a grocery store catty-corner down the block, cafe across the street, etc. The Alphabet City area is changing for the better. Walk west 1 block you will find more ethnic eateries, bars, and then more sales infrastructure until you eventually find yourself in the East Village and Soho (20 minute walk?). The apartment is about a 10 minute walk to the nearest subway stops (Bleeker Street or Astor Place). This was fine with us but if it's a problem or raining you can taken an Uber for couple of bucks to the subway stop. If were to stay in southeast Manhattan again, I certainly would consider staying here . Highly recommended. And fairly priced, perhaps an understatement.

This was the perfect little retreat for me in the city. The apartment was immaculate, well equipped and remarkably quiet - and exactly as portrayed in the photos (which is not always the case). There are many great restaurants and bars close by and the apartment, though not super close to the subway, is very convenient to the FDR (highway on the east side), which is helpful if you are taking a taxi or Uber up to mid-town, the theater district and other points north - or down to the Financial District (a five minute ride). Of course, the subway is still within a few blocks as well and definitely walkable. Another thing that made this rental - and the renting experience - so nice was the host. Reuben was wonderful before and during the rental - always available to answer questions or assist in any way. I highly recommend this apartment.

I stayed at Reuben's place for a month as a I was moving from LA to NYC and I couldn't have had a better experience. From the very start of our correspondence, he was straight forward, responsive and available if I had any questions at all. When I arrived at the apartment, a good friend of his who lives in the city met me, helped carry my bags up stairs and showed me around and how to work everything. The apartment looks exactly like the photos - I was pleasantly surprised at how well kept the building is and how well it's furnished. It's a beautiful apartment and everything about it made me feel super comfortable during my stay. It's in the perfect location for so many good bars and restaurants - very easy to hop around and central to everything I wanted to do. Now that I live in the city, I can't imagine I'll have a reason to go back, but I would a million times over. I'll be recommending this place to any friends that are coming to visit. I feel very fortunate to have had this place to welcome me to NYC. You will not be disappointed.

Our stay was amazing. All accessories within the apartment, plus restaurants, bars, and transportation outside the apartment was at our fingertips. We are now "visitors" to NYC after living in Brooklyn for 5+ years. This place gave us the "hip & cool" feel that we miss about NYC so much, plus was curated better than any apartment we've ever stayed in. We felt at home and would definitely recommend this apartment for any visitor.

We love the fact that the East Village is being revitalized and is deemed the best neighborhood to live in 2016/2017 for a true New York experience. The East Village celebrates "Old New York" with it's low rise brownstone and architectural buildings, farm to table restaurants, boutique shops and vibrant day and night life. What makes living in the East Village special to us is, the feeling of a true neighborhood rich in culture, restaurants and everyday conveniences steps away from our door. When we bought our condo in 2016, we fell in love with our buildings location and architectural compliance to the neighborhood. We also fell in love with how the developer carefully thought out our live space - providing the maximum use of space with simplicity and comfort in mind. Living in the East Village has been fun and exciting all at the same time. We love our slice of the apple and hope you enjoy our sense of NY style.
